Every package includes a conversation about your sale, a written review and time to discuss the findings.
£99 · LISTING REVIEW + REMOTE MYSTERY SHOP
We contact your agent as a prospective buyer and ask about your property. You get an account of how the enquiry was handled, alongside the full listing review.
The enquiry
One written enquiry and a phone call to the branch marketing your property, with a second call if the first goes unanswered.
The conversation
How quickly they respond, what they know about the property, how they handle questions and whether they seem interested in helping the buyer.
The follow-up
We allow three working days to see what comes back, including any information or call they promised. Your review records what happened and what we think it means.
£250 · EVERYTHING ABOVE + AN ATTENDED VIEWING
We arrange and attend a viewing through your agent, using a buyer brief agreed with you. You find out how your home is presented in person, as well as online and over the phone.
Available within the M25. Ordinary travel is included in the £250 total.
Booking the viewing
How easy it is to arrange an appointment, whether it is confirmed and how prepared the agent is when we arrive.
Inside the property
How they show the home, explain its features and answer questions. We record the useful details, the gaps and the overall impression.
After we leave
We allow two working days for follow-up after the visit. The listing, enquiry and viewing findings come together in one review, which we discuss with you.

A few practical details
We agree the test with you first
Each mystery shop covers one property and one agency branch. For a viewing, we check availability and whether the agent may recognise us before accepting the job.
The timing depends on the test
We confirm the schedule before starting. Allow for the response and follow-up windows above, then up to two working days for the written findings.
You get the findings either way
Good service goes in the review too. If an agent does not respond, or recognises us, we explain what happened and how that limits the conclusions.
If a viewing cannot go ahead
We discuss rearranging it with you. Any cancellation or incomplete-service terms are agreed before booking. The visit assesses the agent’s presentation; it is not a building survey.
